Dils advisor in the sale of the Romagnoli 6 office building in Milan

Dils acted as advisor in the sale and purchase transaction of the office building located at via Romagnoli 6, in Milan, owned by Kervis SGR and acquired by a private investor.

Developed over nine above-ground floors and two basement levels for a total gross floor area of 19,000 sqm, the property stands out for its regular and flexible space configuration, designed to adapt to the different needs of tenants, and for its high overall functionality.

The building features a continuous glass curtain wall with contemporary design, which defines its architectural identity and ensures high natural lighting in the work environments. The regular floor plan configuration, combined with the central positioning of vertical connections, guarantees high distribution flexibility and efficient use of space, making the property particularly suitable for a multi-tenant configuration. The asset is also BREEAM In-Use Very Good certified, confirming the quality and performance of the building in terms of sustainability.

Romagnoli 6 is located in the southwest quadrant of Milan, in a semi-central position, a short distance from the Washington, Solari and Tortona districts. In recent years, the area has been the protagonist of a significant urban regeneration process, supported by the development of new residential, office and commercial projects, as well as the progressive strengthening of services and infrastructure.

Among the main factors that have contributed to the growing attractiveness of the location is the opening of the Tolstoj station on the M4 line, which can be reached in a few minutes on foot from the property. The new infrastructure has significantly improved the accessibility of the area, providing fast connections to the center of Milan, Linate airport and the entire city public transport network.

The transaction confirms the constant interest of investors in multi-tenant office properties characterized by flexibility, quality of spaces and accessibility, while highlighting the growing attractiveness of Milan's semi-central districts. The continuous development of infrastructure and the numerous urban regeneration projects are in fact strengthening the positioning of these areas, making them increasingly appreciated by investors and occupiers.
